Very Important Parent

Parents are important people, too! In order to better educate parents about the value of our leasing services and to create special leasing incentives for parents, we offer a quarterly newsletter, special gifts, and parent-oriented events.

Parental Guarantor

At all Asset Campus Housing communities, each resident is required to have a guarantor. This person certifies that in the event that a resident does not pay their rent, the guarantor will. Not a parent? No worries. A guardian, family member or another adult may also act as a resident's lease guarantor. Log in to complete the form online, or contact the leasing office for one to print and mail in today!

Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

What if I don't have a Guarantor?

No Guarantor? No Problem, Woodlands of College Station offers Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours. Contact the office for more information.

What does “Individual Leasing” mean?

Each resident has their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person’s rent.

How do I pay my rent and when is it due?

Rent is due the first of each month, and may be paid by either a check or money order to the office, or online by a debit or credit card through the resident portal. (Please visit the Parents tab to login.) NO CASH ACCEPTED.

What if I need something repaired in my apartment?

Our onsite, professional maintenance staff would be happy to help you. You may submit a work order the following ways: Visit or call the office and a team member will enter a service request. If it is after hours, you are welcome to leave a message through our answering service by selecting the “Maintenance” option when prompted. E-mail your request and a team member will enter a service request. Please remember to be as detailed as possible. Enter a service request through the online resident portal. (Please visit the Parents tab to login.) *For Emergency Requests (plumbing, non-functional AC/heat during weather extremes, non-functioning refrigerators, electrical outages, and fire) we are available 24/7! Please CALL the office during office hours, or select the “Emergency Maintenance” option through the answering service if it is after hours.

What do I need to bring to my new apartment?

While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide: COMMON AREA Electronics and corresponding cords, décor, trash can, trash bags, pots and pans, plates, cups, silverware, dishwasher detergent, laundry detergent, etc. BEDROOM Linens, pillows, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords, and anything else that makes you feel at home.

All-Inclusive Individual Lease

Rather than paying utility deposits and hassling roommates over bills and rent, leases at The Woodlands are individual and can be all-inclusive. This means that you are only responsible for your lease agreement.

Pet Friendly

Many students like the comfort of having a pet during college. The Woodlands is pet friendly and offers pet walk areas and pet stations throughout the property.

Various Rates & Floor Plans

Depending on living arrangement needs and budget, The Woodlands offers seven different floor plans among 2, 3 and 4 bedroom homes with varying rates.

Electronic Key Systems

The clubhouse at The Woodlands is outfitted with an electronic key system. This system prevents key duplication, provides a record log of uses, and allows residents access to the clubhouse 24 hours a day.
